West Wash Park ADU

This ADU, in the West Wash Park/Speer neighborhood of Denver is a medium sized ADU at 1040 ft² The space is divided equally, with 520 ft² on the lower level and 520 ft² on the upper level. Although it is fairly small in size, it still delivers two full bedrooms and two full baths as well as living space and a full kitchen. The lower level contains a single car garage and one of the en suite bedrooms. The upper level contains another bedroom, bathroom, living and kitchen with about 12 foot vaulted ceilings on the upper level. This ADU sits on bisecting alleys, therefore maximizing parking space access from both sides. This is a huge benefit as street parking can be challenging to come by in this area of Denver. Prior to construction there were two offstreet parking spaces with no ADU. Now after construction, they have a two bedroom two bath ADU, and still have two offstreet parking spaces. That sounds like a win-win to us! 

 This ADU is currently being used as a long-term rental, and is available to house in-laws in the future as the owners parents age. 

 One more interesting note is we did an exceptional job with air sealing on this building. Air sealing smaller spaces is more challenging than larger homes, but we scored a 1.5 ACH on our blower door test.
